The agent will do references and sift through potential tenants to help you select the right person, and in this process they will manage viewings of your house. Finally, they will organise the onboarding of the tenant to the property itself, sometimes conducting an initial inventory of the property.

Typical cost: 5-8%
As you can imagine, rent collection packages outsource the process of collecting rent to the letting agency. They will organise monthly payments into your account, chase any arrears and often provide full statements which can be passed on to your accountant.
Depending upon the agent, this service is often combined with tenant finding to offer an intermediate service between going solo and having your rental fully managed by the agency.

Full property management will usually combine the previous two services, with more on top. This tends to include regular property inspections, managing all contact with tenants, handling minor maintenance autonomously, and keeping your home compliant and aligned with health and safety regulations.
Guaranteed rent schemes are somewhat less common, but they tend to include all the benefits of full management, but under a different letting structure. Landlords will often lease their property to the agency, and let them ‘sublet’ it to tenants at a higher rate than the rental amount they are paying to the landlord.
