Licensing update: what landlords in NW2, NW6 and NW10 should review this summer 

Licensing rarely generates excitement, but it should always command attention. For landlords across North West London, compliance is not a background detail — it is central to protecting income and flexibility.

Landlords should ask themselves several questions. Does the property fall within a selective or additional licensing zone? When does the current licence expire? Are there any new borough consultations underway? Are management conditions fully understood and implemented? 

Compliance protects flexibility. When documentation is accurate and licences are current, landlords retain clearer ability to serve notice if required and avoid enforcement complications. It also protects reputation with tenants and lenders. 

Short-term letting considerations, which often increase in summer, may interact with licensing conditions as well. Landlords considering adjustments to their letting strategy must ensure changes remain consistent with local authority requirements. 

Structured oversight simplifies complexity. Tracking renewal timelines, retaining documentation and conducting annual compliance reviews reduces risk significantly. In a regulatory environment that continues to shift, proactive management is far more effective than reactive correction. 

For landlords focused on portfolio growth, compliance should be viewed not as an obstacle but as infrastructure. Strong infrastructure supports stable returns.
