About Kilburn

Architecture: Kilburn primarily features Victorian and Edwardian properties for sale, with a mix of large terraces, semis, and converted flats. There are also a range of post-war developments and modern apartments. Unique to Kilburn are the mansion blocks orbiting Kilburn High Road and several Art Deco buildings scattered throughout the area.

Desirable streets: Some of the most desirable properties can be found on tree-lined streets such as Brondesbury Road, Willesden Lane, and Christchurch Avenue, which offer exceptional family homes and well-maintained period properties – anywhere in the Kilburn conservation areas is a hotspot for grand properties.

Kilburn has plenty of options when it comes to transport, from its station to the A5 road running directly through it – the area’s very easy to navigate. Take a look at some of the specifics below from transport to west London, to routes out of London.

  • Car & Road: The A5 (Kilburn High Road) runs through the heart of Kilburn, providing direct access to central London and the M1 motorway. The North Circular Road (A406) is also nearby, connecting to other major routes.
  • Bus: Kilburn is exceptionally well-served by buses, with numerous routes running through the area. The 24-hour Route 31 connects to Camden and Chelsea, while the 328 takes you directly to Notting Hill.
  • Train: Brondesbury and Kilburn High Road overground stations offer quick connections to Euston (15 minutes) and London Bridge (30 minutes). These services are part of the London Overground network, providing easy access to East and South London.
  • Tube: Kilburn is served by two Underground stations – Kilburn on the Jubilee Line and Kilburn Park on the Bakerloo Line. From Kilburn station, you can reach Bond Street in just 10 mins and Canary Wharf in 25 mins, perfect for any commuters travelling to central London or the financial district.

The heart of Kilburn is Kilburn High Road, running through the heart of the area and presenting some of its best amenities – from Caribbean food shops to, cafes, hotels, banks, supermarkets, pubs – and more. For local groceries, you can find Sainsburys, M&S, Aldi and Tesco all nearby.

The smorgasbord of international foods in Kilburn make it stand out. Along the High Road, there’s at least 4 different Asian grocers. You’ll find Afghan, Turkish, Lebanese and Italian restaurants as well as a sushi bar along this central stretch of the area.

Kilburn has many points of interest that surround it, from Victorian landmarks to shops and museums:

  • The Kiln Theatre (formerly Tricycle Theatre): Catch a thought-provoking play or a classic film at this large theatre and cinema.
  • Paddington Old Cemetery: Step back in time at this peaceful Victorian cemetery. Explore the ornate memorials and discover the final resting place of notable figures like Isambard Kingdom Brunel, the mastermind behind the Great Western Railway. The on-site beehives even produce “Tombstones Honey”.
  • West End Lane Books: This attractive, independent bookshop presents a curated selection of new releases. Attend their after-hours readings for a chance to meet the authors.
  • Kilburn Grange Park: Unwind in this delightful park with a picnic on the lawns, stroll along the tree-lined paths, or let the kids loose in the playground.

Kilburn has a great range of schools, as do the nearby areas that orbit Kilburn. While many children attend state schools, there are also several independent institutions a little further out. Take a look at a few of the options below:

The area’s location between central London and the outer suburbs creates a practical balance for those seeking work.

The retail sector features prominently along Kilburn High Road, which houses numerous independent shops and recognisable chains. Healthcare also stands as a major employer, with several medical facilities in and around the area including nearby St. Mary’s Hospital.

Kilburn is a lively suburban area which sits at the crossroads of Brent, Camden and the City of Westminster. The life and soul of the area is the Kilburn High Road, which runs the length of the area – the site of the ancient Watling Road which existed prior to Roman occupation.

This stretch of road contains a vast number of amenities to enjoy – from pubs and restaurants to unique international food stores, gyms, a large theatre and cinema (and more!).

Once you leave this central area, you’ll quickly find yourself in the midst of grand, family homes of different characters – from multi-storey mansion blocks to Victorian villas in the nearby conservation area, orbiting Paddington Old Cemetery. That said, there are plenty of grand old buildings converted into modern apartments – which are the most commonly sold property in the area.

Kilburn is very accessible, and it takes about 40 mins to reach the very centre of London. Additionally, the A5 road gives you great options to head out and join M1 motorway in a matter of minutes.
