If you are thinking about moving house in 2025, you’re probably wondering what sort of costs will be involved. Estimating all the potential costs will provide you with a better idea of your affordability and your property price range if you are looking at buying a new house.

Some costs will vary depending on location, with London services often being higher than other areas of the country. When you are buying a house, costs such as conveyancer fees and stamp duty will usually be the most significant costs. If you are a first-time buyer, you will also need to pay a deposit on your property, which will be around 10% of your property value.

When buying a property, conveyancing disbursements and services such as property searches and writing up the contracts will be required. The cost of solicitor’s fees when buying a property will be around £2,000, although this can be more if there is additional legal work involved.
For example, buying a leasehold property can incur additional legal costs because there is extra paperwork for the solicitor to handle. Some solicitors will charge an hourly fee, while others might charge a fixed fee or percentage of the property purchase price.
Stamp duty rates were changed on 1 April 2025, with the property value threshold for stamp duty reducing from £250,000 to £125,000.

The costs of the survey will depend on which type of survey you choose, and the size and value of the property. In addition to the levels of survey mentioned below, you may need further investigations from (e.g.) a damp specialist if particular problems are found. These are the typical costs per survey:
The cost of taking out a mortgage can include mortgage application fees of around £200 and mortgage arrangement fees of £1,000 to £2,000. You can usually choose to pay this up front or add it to your mortgage.
Your mortgage lender will also usually require the property to be valued by a surveyor. The valuation fees cost around £200 to £800, although some mortgage lenders include this service as part of the mortgage arrangement.
If you choose to hire a removals company to move your belongings, costs will range between £300 and £2,500. Removal fees tend to be higher in London and the removal costs will vary depending on the volume of belongings, the services you require and the distance to travel. For example, if you want them to unpack your belongings, the costs will be at the higher end of the price range.

The seller of a property covers estate agent fees for the services provided in selling the property, including marketing, conducting viewings, negotiating offers etc. Estate agents typically charge a percentage of the property sale price, which varies between 1% to 3.5% – the current average is 1.42%.
Some estate agents may offer a fixed fee cost to sell a house, starting from around £1,000, which is more common with online estate agents. However, if you choose an online estate agent, you may find that many of the service offered by high street estate agents won’t be included. For example, you may need to do your own viewings and negotiating offers with prospective buyers – or pay for add-on services separately.
Another option for selling your home is to use an auction company. This will usually cost around 2-3% of the sale price plus VAT. The auction process can be complicated and generally, selling at auction won’t achieve as high a price. This is mainly reserved from properties in significant disrepair, or which are harder to sell on the open market (for example, if you are a landlord selling a property with tenants in situ).
When you sell your property, conveyancing solicitor fees will be around £600 to £2,000, with higher fees for more expensive properties. This is notably lower than for buyers, and if you are a buyer and seller, you can sometimes get a discount for using the same solicitor for both transactions.
You may need to pay an early repayment charge if you are still within a fixed period on your mortgage. This can be around 1% to 5% of the outstanding mortgage balance. If you are buying and selling at the same time and transferring your mortgage to the new property, a mortgage porting fee may be payable.
To achieve the highest asking price for your property, you may consider doing some renovations and repairs. Preparing your property for sale could also include redecorating costs. Depending on the current condition of your property, repairs and renovation costs will vary greatly, but they are well worth considering before you put your home on the market. Even if you don’t opt for a full scale renovation, it is still wise to update fixtures and fittings, and repaint rooms where needed.
It is a legal requirement to provide an EPC certificate when you market your property. Energy performance certificates cost between £60 and £120.
When selling a second home (not your primary residence), you will usually be required to pay capital gains tax. For basic rate taxpayers, this is 18% on the gains, while higher rate taxpayers are charged a rate of 24% on the gains.
